After receiving the go-ahead from the town of Bridgehampton in 2010, owners Bill Campbell and Simon Critchell have restored Topping Rose House to its former glory by transforming the property into a year-round modern luxury refuge right in the heart of The Hamptons.
Approximately 100 miles from New York City on the East End of Long Island, Topping Rose House is ideally situated within walking distance of boutiques, art galleries and cafés.
Topping Rose House is the Hamptons’ first full-service luxury hotel featuring elegantly appointed guestrooms in the House, Studio and Cottages as well as a Spa by local wellness center Naturopathica, fitness center, heated outdoor pool, distinct private event spaces, house vehicles from Lexus, and a complimentary shuttle to the beautiful beaches and local attractions in Bridgehampton.
Winston Wächter Fine Art curated an exciting collection of contemporary art throughout the property. The 75-seat restaurant is truly farm-to-table, featuring produce grown on the property’s one acre Topping Rose Farm and honoring the best ingredients from other local farmers and fishermen.
HOUSE ONE-BEDROOM SUITE
Located on the third floor, our two spacious One-Bedroom Suites showcase original design elements of our historic House. Vaulted ceilings give them the cozy feeling of home. Offering views of either our pool and grounds or Bridgehampton’s Main Street, both suites have ample space for relaxation and privacy.
Each features a bedroom with a king bed and spacious living room, and either a second bathroom or a bathroom with a soaking tub and separate shower. Curl up with a book from our Main House library or relax on the couch with a glass of Topping Rose House Rosé.
COTTAGE KING GUESTROOM
Nestled apart from the bustle of the Main House, Cottage King Rooms are ground-level and feature a private outdoor patio. Enjoy coffee and the morning paper outside while taking in the warm summer sunshine.
These spacious Cottage King Rooms feature a king bed and easy access to the fitness center below. Offering both a soaking tub and standalone shower, Cottage bathrooms also feature a floor-to-ceiling, frosted plate glass window that allows plenty of natural light to filter in while maintaining your privacy.
COTTAGE KING SUITE
Our four Cottage Suites are the ultimate choice in unparalleled luxury. Located on the second floor, each suite has a private rooftop patio which provides the best vantage point on-property of our beautifully landscaped grounds, as well as surrounding Bridgehampton.
In addition to a bedroom with a king bed and spacious living room, each suite has either a full second bathroom or private dining area.
STUDIO KING GUESTROOM
With easy access to our spa services on the lower level, Studio accommodations are ideal for relaxing weekend getaways and bridal parties.
All three Studio King guestrooms feature floor-to-ceiling windows, warming each with plenty of natural light. Stunning second-floor views of the pool and grounds perfectly compliment the Studios’ clean and modern architecture. Each features a king bed and spacious bathroom with either a bathtub or standalone shower.
JEAN-GEORGES RESTAURANT
Jean-Georges at Topping Rose House is a casually elegant restaurant that celebrates the seasons, presenting farm-to-table cuisine using ingredients sourced from the area’s reputable fishermen and farmers.
Open year-round for breakfast, lunch and dinner, Jean-Georges at Topping Rose House offers sensible fare paired with a contemporary Hamptons vibe. It is a welcoming restaurant for all ages, whether you’re looking to enjoy a simple bite or a polished dinner.

THE SWIMMING POOL
Hotel guests and guests of the TRH fitness program are welcome to spend their days relaxing in the Hamptons sun at the Topping Rose House pool. Each day the pool bar opens to serve guests refreshments poolside.
Every year on the 4th of July, the Topping Rose House pool becomes the biggest Independence Day party in the Hamptons. Tickets are available to the public and the champagne flows in celebration.
The pool is also rented out often for private events. Days the pool is not open to hotel guests are listed on our Events Calendar. If you would like to look into renting the pool out for a private event, please submit a Request for Proposal.
